mezzanine loan for assisted living acquisition

An affiliate of Sims funded a mezzanine loan to The Wellington Group for their acquisition of four assisted living facilities that were previously leased and operated by affiliates of Wellington. The projects contained 193 units of assisted living and Alzheimer’s/dementia care located in Georgia and Tennessee. The mezzanine loan was funded by Herbert J. Sims & Co. through a private placement with accredited, individual investors. Sims was able to complete all due diligence, underwrite the financing, and close in approximately 60 days.
