United Methodist Homes of NJ (“UMH-NJ”) operates 11 senior housing facilities in New Jersey providing residential and health care services to over 1,000 senior residents throughout the state. Five (5) of the eleven (11) facilities that UMH-NJ operates are members of Obligated Group.

In the early 1990s, UMH-NJ began the process of renovating and replacing many of its aging facilities. In 1994, a partial renovation of The Shores at Wesley Manor, a member of the Obligated Group, was financed by Herbert J. Sims & Co., which expanded occupancy from 40 skilled nursing beds and 34 residential health care units to 60 skilled nursing beds and 100 residential health care units. In order to complete the renovation of The Shores, in 2003, Sims financed the replacement of the older section of the community. Upon completion, The Shores will include 60 skilled nursing beds and 190 residential health care units, all less than 10 years old.

The Obligated Group was temporarily downgraded by Standard & Poor’s with the issuance of the Series 2003 bonds due to the increase in outstanding indebtedness.

Despite a rating below investment grade until The Shores fills up, Herbert J. Sims utilized its powerful retail distribution system to deliver very low interest rates.
